Why Exterior Paint Fails Early on New Orleans Homes

Exterior coatings here work against a combination that very few climates produce at once: sustained heat, air that stays saturated for months, salt carried inland off the Gulf, and intense sun on any elevation that faces it. A coating system rated for a temperate climate is not being asked the same question on a New Orleans wall, and the difference shows up in years rather than decades.

Most homeowners notice the failure long after it began. The paint looks acceptable, then over one season it starts to look tired, then a patch lets go entirely. How Long Should an Exterior Repaint Last on a New Orleans Home?

There is no single figure, and any painter offering one without seeing the house is guessing. What is fair to say is that expectations formed elsewhere do not transfer here.

The variables that actually decide it are the substrate, the exposure of each elevation, the quality of the preparation, the coating system, and whether the film was allowed to cure properly. Of those, preparation and cure conditions are the two most often compromised and the two least visible afterwards.

What matters more than a number is the failure pattern. A coating that ages evenly across the whole house is reaching the end of a normal life. A coating that fails on one elevation while the rest looks sound is telling you something specific went wrong there, and that is a diagnosable problem rather than an expiry date.

Pay attention to which wall goes first. The south and west elevations take the most sun, the north holds damp longest, and the lowest courses sit closest to ground moisture. Each of those produces a different signature.

The substrate sets the ceiling on all of it. Wood moves with moisture and takes coatings differently from fiber cement, stucco holds water in a way lap siding does not, and previously painted surfaces carry the history of every coat before yours. A house with several old layers on it has more ways to fail than a house repainted once.

Age of the building matters for a related reason. Older homes here often carry decades of accumulated coatings, some of them applied to standards nobody would use now, and a new film is only ever as sound as the layer it is bonded to. That is why a repaint on an older property sometimes needs more removal than covering, and why that decision belongs on the quote rather than as a surprise mid-job.

Surface Signs Your Exterior Paint Is Failing Early

Three signs account for most early exterior failures here. They look different, they have different causes, and treating them the same way is how a repaint fails twice.

Chalking, a fine powder that comes off on your hand

Run a hand down a sunlit wall and if it comes away with a dusty film, the coating is chalking. Ultraviolet light has broken down the binder that holds the pigment together, and what you are touching is loose pigment.

A little chalking on an older coating is normal aging. Heavy chalking on a young one points at either a product not built for this level of sun exposure or a coat applied too thin. Chalk is also a poor surface to paint over, so it has to be dealt with before any repaint rather than covered.

Chalking has a second effect people notice before they understand it. Rain carries the loose pigment down the wall, so it streaks onto brick, trim, and anything below, and the house starts to look dirty in a pattern that follows the runoff. Cleaning the streaks without addressing the coating above just repeats the process at the next storm.

Mildew, dark speckling that is not dirt

Dark grey or black patches that show up on shaded and damp elevations are usually mildew rather than grime. The quick test is a spot of dilute household bleach: dirt stays put, mildew lightens quickly.

It thrives where surfaces stay wet and air does not move, so north walls, areas under deep eaves, and anything crowded by planting go first. Painting over it does not kill it, and it will come back through a new coat, which is why cleaning and treating the surface is a separate step from painting it.

Mildew is also worth reading as a message about the wall rather than about the paint. If it keeps returning in the same place after a proper clean, something is keeping that spot wet: a shrub grown too close, a downspout discharging nearby, a gutter running over, or an eave that never sees moving air. Fixing that is more durable than fixing the coating.

Peeling and flaking, where the film lets go of the surface

Peeling is an adhesion failure, and it is the most serious of the three because the substrate is now exposed. The important question is what the paint is peeling away from.

Coating that lifts and leaves bare substrate behind was never properly bonded, which points at preparation or at conditions during application. Coating that lifts and takes an older layer with it points at a failure further down in the paint history. Those are different repairs, and telling them apart on site decides the scope of the work.

Where the peeling sits is the other half of the diagnosis. Peeling concentrated low on a wall usually means ground moisture or splash-back, and peeling in a band under a gutter means water is running where it should not.

Peeling across a whole sunlit elevation is a different story, and more likely a coating never specified for that exposure. The location is doing most of the work in narrowing it down, which is why a photograph of the worst area is genuinely useful when you first make contact.

What Is Actually Causing the Failure

The three signs above are symptoms. Underneath them sit a small number of causes, and they repeat.

Preparation that was rushed or skipped

This is the largest single cause and the easiest to sell against, because thorough preparation is invisible in the finished job and expensive in labor. Washing, scraping, sanding back sound edges, spot-priming bare areas, and treating mildew all take time before any color goes on.

Moisture arriving from behind the coating

Paint fails from underneath more often than people expect. Water getting into the wall through failed caulk, a gutter overflowing onto siding, splash-back at ground level, or planting held tight against a wall will push a coating off from the substrate side.

No coating survives that, and no repaint fixes it. The water source has to be found and closed first, otherwise the new paint fails in the same place on the same schedule.

The clue is that the failure repeats in one location rather than spreading. Paint failing from the weather side tends to degrade broadly across an exposure, while paint being pushed off from behind fails in a patch that maps onto whatever is wet. If the same square yard has now failed twice, the wall is telling you the problem is not the paint.

Application conditions that never let the film form

A coating applied when the surface was close to the dew point, or over a substrate still damp from washing, or late enough in the day that evening moisture landed on it, is weakened from the start. It can look perfect for a year.

This is the cause that is impossible to see afterwards and easy to misattribute to the product. It is also why scheduling and sequencing matter as much as materials in this climate.

There is a fourth cause worth naming, which is specifying for the wrong exposure. A coating chosen for the shaded north side and used everywhere will underperform on the wall taking full western sun, and the house then appears to fail unevenly for reasons that have nothing to do with workmanship. A wall that is both damp and shaded supports mildew that a dry shaded wall would not, and a coating already thinned by sun exposure gives salt and moisture an easier route in. Protect Your New Orleans Home Before the Coating Goes

Walk the house and note which walls look worst, whether the problem sits near the ground, under the gutters, or across a whole sunlit face, and whether anything is holding water against the wall. That short list is most of the diagnosis.

Can I just paint over mildew?

Dab a small area with dilute household bleach and wait a minute. Mildew lightens noticeably, dirt does not. It is a quick test and it changes what the correct treatment is, so it is worth doing before deciding anything.

Should I pressure wash before repainting?
Washing is an important preparation step, but the pressure and technique have to suit the substrate, and the surface needs genuine drying time afterwards. Washing too aggressively can damage siding, and painting too soon after washing seals moisture into the wall.

Is salt air really a factor this far from the water?
Yes. Airborne salt travels inland on the wind rather than stopping at the shoreline, and it settles on exterior surfaces where it holds moisture against the coating. It is one of the reasons a thorough wash before painting matters more here than in an inland market.

Will fixing the gutters actually change how long my paint lasts?
